Flipping In Southlake ~ 2
THE MAGIC BEGINS
With most of the demo complete and the rubble hauled away, it was time for the magic part to begin!
Here’s what happened in phase 2:
~ created an office
~ re-designed the kitchen, breakfast room & family room
~ opened up the access to the sunroom for better flow.
For the new design I removed the ½ wall around the breakfast room and added an island with a place for stools. This opened up the space for what is now a combined family & dining room.





I turned the original dining room into an office by closing the opening that went into the kitchen and adding a door into the hall. Not only did it give me a dedicated office it gave me better space for the kitchen re-design. Now it’s a wonderful, light filled private space.


In the living room I removed the two windows that flanked the fireplace. I faced the old brick fireplace and hearth with beautiful split faced stone and installed custom-made, ceiling height bookcases and a beautiful wood mantle.


I raised and widened the opening from the new family/dining room into the sunroom ~ this has given the space a wonderful openness. In the sunroom, my mason opened up the back of the living room fireplace to make it 2-sided. I added a simple mantle (re-purposed from the living room side) and a new safety, fire screen w/ glass doors. The sunroom also got a new sliding door, screen and a new floor in 12” x 36” porcelain tile that looks like sand!
